Unit 5.5 — Rural Settlement Patterns and Land Survey Systems
Why some farm villages huddle together while others scatter across the land — and how three different land-survey systems still shape the shape of American farmland from above.
Settlement pattern and survey method are two of the more visually concrete topics in the whole AP Human Geography course, since both leave a mark you can literally see from an airplane window or a satellite image, which is exactly why the exam likes to test them with map and image-based prompts.
Fly over rural France and you will typically see tight clusters of stone farmhouses surrounded by open fields. Fly over rural Iowa and you will typically see isolated farmsteads spaced evenly across a checkerboard grid. Fly over rural Quebec or south Louisiana and you will see long, narrow strips of farmland running back from a river in ruler-straight lines. None of this is accidental — each pattern reflects a distinct historical logic about how rural land was settled and legally divided, and each is directly testable on the exam.
Clustered (nucleated) settlement
In a clustered or nucleated settlement pattern, farm families live together in a compact village and travel out daily to work surrounding fields, rather than living on the land they farm. This pattern historically dominated much of Europe and was carried to some early colonial settlements, including New England, where farmers in many early towns lived clustered around a central green and commons, walking out to strip fields at the town's edge. Several forces reinforced clustering: shared defense against raiding or warfare, easier access to a shared church, market, or well, and — in an era before efficient transportation — the practical need to keep travel time to neighbors, resources, and each other's labor manageable. Clustered villages also made it easier to coordinate shared agricultural labor and rotate use of a village's common fields and pasture, arrangements that predate the enclosure movement discussed in Unit 5.1.
Dispersed settlement
In a dispersed settlement pattern, farm families live in isolated farmsteads directly on their own land, spaced well apart from their nearest neighbors. This pattern became dominant across much of the interior United States and Canada, where individual families received or purchased large, contiguous parcels of land under systems like the Homestead Act of 1862, which granted 160-acre plots to settlers willing to live on and improve them directly. Because each family's land formed one connected block rather than scattered village-adjacent strips, living on the parcel itself — rather than in a separate cluster — made the most practical sense once mechanized transportation reduced the earlier advantages of clustering. Dispersed settlement tends to correlate with lower rural population density and a landscape of individually visible farmhouses rather than concentrated villages, and it is the pattern most exam questions expect you to associate with the U.S. Midwest and Great Plains.
Linear settlement
Linear settlement describes farms and farmhouses strung out in a line along a road, canal, or — most classically — a river. The clearest example, and a frequently tested one, is the long-lot system used by French colonial settlers along the St. Lawrence River in Quebec and later along the Mississippi River and its tributaries in Louisiana. Under this system, each farm was surveyed as a long, narrow rectangle running perpendicular back from the riverbank, often only a few hundred feet wide but stretching a mile or more inland. The logic was access: a river was the primary transportation route and often the only reliable water source, so giving every farm family, rather than only the first row of settlers, direct river frontage was a deliberate equity decision built into the survey method itself. From the air, long-lot farms still appear today as a distinctive ladder of narrow parallel strips running back from the water, visibly different from the surrounding grid pattern in areas the long-lot system did not reach.
Land survey systems: how governments carved up rural land
Settlement pattern and land survey system are closely related but distinct concepts — survey system refers specifically to the legal method used to define property boundaries, and it strongly shapes which settlement pattern results. Three systems matter most for the exam. Metes and bounds is the oldest and least regular system, defining a property's boundary by reference to natural or built landmarks — a particular tree, boulder, creek bend, or an adjoining neighbor's fence — and compass bearings between them. It produces irregularly shaped parcels that follow the actual contours of the land rather than any imposed geometry, and it was the dominant system in the original thirteen American colonies, inherited from English common-law surveying practice, which is why aerial photos of rural New England and the mid-Atlantic still show oddly shaped, non-rectangular field boundaries today.
Township and Range, formally the Public Land Survey System, was established by the Land Ordinance of 1785 specifically to bring order to the vast new federal territory west of the original colonies, later expanded by the Northwest Ordinance of 1787. It imposes a rigid rectangular grid measured outward from a network of principal meridians and base lines, dividing land first into townships six miles square, and then subdividing each township into thirty-six sections of one square mile, or 640 acres, each. Smaller land grants and homestead parcels were then carved as quarter-sections or smaller fractions of a single section. This is the survey system responsible for the checkerboard grid of roads, fields, and property lines visible across most of the Midwest and West, and it is also why center-pivot irrigation, which waters land in a circle from a rotating arm anchored at a field's center, produces the distinctive circular crop patterns visible from an airplane window across those same regions — the circles are inscribed within the square sections the Public Land Survey System created a century and a half earlier.
The long-lot system, already introduced above under linear settlement, is the third major survey type tested on the exam, distinguished by its narrow, river-perpendicular strips rather than a square grid or an irregular metes-and-bounds shape. A comparable long-lot pattern also appears in parts of Texas along the lower Rio Grande, a legacy of Spanish and Mexican-era land grants that, like the French river-lot system, prioritized equal river access over a uniform grid.
Why settlement pattern still matters today
These historical patterns are not merely a curiosity for aerial photography. Rural settlement pattern shapes practical outcomes that persist into the present, including how far households must travel to reach a school, clinic, or grocery store, how efficiently a rural electric or water utility can extend service to scattered customers, and how a region's roads ended up laid out in the first place — the ruler-straight section-line roads crossing much of the Midwest trace the township-and-range grid directly, while New England's older, curving rural roads trace the irregular metes-and-bounds boundaries and footpaths they originally followed. Dispersed settlement, in particular, raises the cost per household of extending infrastructure such as broadband internet or municipal water lines, a policy challenge rural governments in Township-and-Range regions still contend with today.
Why this matters for the exam
Expect a question that shows an aerial or map view of field boundaries and asks you to identify the underlying survey system, or a question connecting a described settlement pattern (villagers walking out to shared fields, isolated farmsteads on a grid, farms strung along a river) to its historical cause. A useful model sentence: "Because the Land Ordinance of 1785 imposed a uniform township-and-range grid across the American interior, rural settlement there developed a dispersed pattern of isolated farmsteads, in clear contrast to the clustered villages that metes-and-bounds and communal-field traditions produced in New England and much of preindustrial Europe."
